Alliance Residential buys 11 acres in Peachtree Corners near Atlanta, with more multifamily plans

326 units, upscale amenities envisioned for Technology Park site

Alliance Residential Company’s Atlanta-area ambitions are growing. 

The Scottsdale, Arizona-based developer bought a 10.7-acre parcel in Peachtree Corners’ Technology Park with plans to build its Broadstone Innovation apartment community, the Atlanta Business Chronicle reported. Both the seller and the price Alliance paid for the land are unknown. 

The development, at 20 Innovation Drive in Peachtree Corners, will include 326 one-bedroom and two-bedroom units. When completed, it will feature amenities like a dog park, pet spa, resort-style pool, fitness center and an outdoor kitchen, as well as wellness perks like an infrared salt sauna and red-light therapy pods. Residents will also have access to local walking trails. 

The Broadstone Innovation apartments will be constructed as the 500-acre Technology Park in Peachtree Corners “evolves into an innovation hub” while the Atlanta suburb “continues to attract forward-thinking, technology-focused employers,” said Noah Randall, managing director of Alliance Residential’s Southeast division. 

Broadstone Innovation is expected to open to residents in the spring of 2027.

Last year, Alliance opened its first apartment development in the city of Peachtree Corners. That community, dubbed Broadstone Peachtree Corners, is a similar luxury development with 295 one- and two-bedroom apartments and 26 townhomes. The mixed-use property also has 20 for-rent offices onsite. 

Currently, Technology Park hosts more than 10,000 employees on its 500-acre campus. The complex attracts workers commuting from nearby suburbs as Peachtree Corners itself has a limited supply of housing. 

Alliance Residential isn’t alone in pursuing infill housing projects within Technology Park as a way of meeting the city’s housing needs. 

Johns Creek-based The Providence Group is planning to build a community of 77 three-story townhomes ranging in size from 1,900 square feet to 2,300 square feet, slated for a 7.5-acre parcel at 333 Research Court. Last year, D.R. Horton subsidiary Forestar Group purchased a 9.3-acre site with the intention of demolishing a 102,000-square-foot office building to make way for 75 luxury townhomes. That development is expected to open next spring.
