Sherman Associates to Build Affordable Apartments in Denver

Denver Housing Authority officials have selected Sherman Associates to build 132 affordable apartments in Downtown Denver.

The Minneapolis-based developer was chosen to build a seven-story complex at 1139 Delaware Street, in the Golden Triangle Creative District, Mile High CRE reported.

The development is part of the city’s D3 Permanent Supportive Housing program, with a focus on creating affordable housing options.

Plans call for 132 apartments, including 52 affordable units for households earning 60 percent of area median income, and 80 affordable units for formerly homeless households, with supportive housing services provided by Family Tree.

The white and gray project, designed by Irvine, Calif.,-based KTGY Architects, will include a range of floor plans, from studios to three-bedroom apartments.

The architecture will prioritize “trauma-informed design” to enhance a “sense of physical and emotional safety throughout the building,” according to its designers.

The complex would include an unspecified amount of on-site parking, as well as “maker’s space,” bike storage, meeting rooms and a community garden. It will have some exterior balconies, and floor-to-ceiling windows on the ground floor, according to a rendering.

Pending approvals, the project aims to break ground in spring 2025, with an expected completion in the fall.

Sherman Associates, founded by George Sherman in 1979, has developed more than 8,500 rental units and more than 1,200 for-sale housing units, with a portfolio larger than $2 billion in Colorado, Florida, Iowa, Minnesota, Missouri and Wisconsin, according to its website.
