McLaughlin Enterprises wants to raze an office building in Denver and replace it with a 12-story apartment highrise.
Presence Design Group, led by architect Daniel O’Brien, filed plans on behalf of the Denver-area property owner to build the 162-unit complex at 2420 North Alcott Street, in Jefferson Park, the Denver Business Journal reported.
A four-story, 9,100-square-foot office building, built in 1974 with views across Interstate 25, would be bulldozed.
Plans for the $95 million project include 162 apartments with parking for the same number of cars on a half-acre site less than a mile from Empower Field at Mile High.
The project would include green floor-to-ceiling windows with white, gray and charcoal trim and sweeping wrap-around balconies, according to a rendering.
Pending approvals, the developer could break ground in September 2025 and complete the complex in 2027.
McLaughlin Enterprises owns the site and lists a Highlands Ranch address south of Denver as its location, according to the Business Journal, citing property records.
The new apartments would sit next to The Alcott, a 12-story apartment building at 2424 Alcott Street built in 2020 by Durango-based GF Properties Group.
A representative of GF Properties said the company wasn’t involved with filing plans for the apartments next door, but said GF Properties would be a likely buyer for the site, given its development of the adjacent complex.
GF Properties, a real estate arm of the Southern Ute Indian Tribe Growth Fund, has developed multifamily projects in California, Tennessee and Texas, and also develops industrial, office and hotel projects in various states, according to its website.
