Regions Leases 27K SF in Nashville’s Midtown

A financial holding company is eyeing office space in Nashville’s Midtown, adding to a recent winning streak for the neighborhood. 

Regions Financial is set to lease 27,000 square feet on the ninth floor of Music Row’s Roundabout Plaza office building, at 1600 Demonbreun Street, the Nashville Business Journal reported

Regions’ current Nashville office is in downtown’s One Nashville Place tower, for which the company has naming rights. It’s unclear if Regions will retain its downtown office or relocate entirely to the Midtown building.

Regions signed a 12.5-year lease for 100,000 square feet in One Nashville Place in 2012, which is set to expire next year. Regions is subleasing some of its space in the 23-story building.

Roundabout Plaza, developed and managed by Eakin Partners, offers 225,000 square feet of office space across nine floors.

Regions’ plans for the space includes significant renovations, such as new mechanical and lighting systems, a break room, cafes and coffee bars, according to a permit application. The project will cost an estimated $3.8 million, with Florida-based BDG Architects handling design. 

Despite historically higher leasing activity downtown, Midtown Nashville has seen increased interest since the pandemic. Sony Music Publishing recently announced plans to relocate from downtown to Music Row’s 17th & Grand building. Plus, TikTok just leased about 58,000 square feet across two full floors in Midtown’s Moore Building, more than doubling its Nashville footprint.
