Resi, office and retail planned for 61 acres firm spent decades acquiring

Jenkins Properties Triggering East Nashville Mixed-Use Plans

After decades of land acquisitions, Jenkins Properties is gearing up for a 61-acre mixed-use development along the burgeoning Dickerson Pike corridor in East Nashville.

The project, dubbed Talbot’s Corner, will comprise residences, retail and office space, rising across 18 parcels at the corner of Dickerson Pike and West Trinity Lane, near Interstate 24, the Nashville Business Journal reported

Nashville-based Barge Design Solutions, the architect behind the project, has requested to rezone the land to allow a mix of residential and commercial uses. If approved, the developers would be able to build six-to-15 stories high.

The Dickerson Pike corridor has undergone a radical transformation in recent years. The area, once riddled with drugs and prostitution, has evolved into the “new front door” of East Nashville, attracting swarms of investors, developers and residents. 

Nashville-based Jenkins acquired the parcels through various transactions between 1990 and 2014, paying a total of $359,500. While specifics of the project remain fluid, the firm believes it’s the right time to “look down the road and anticipate the future development that Talbot’s Corner wants and needs.”

The development plan is in the early planning stages, a Jenkins spokesperson told the outlet.

A number of large-scale developments are fueling Dickerson Pike’s transformation. Among them, New York-based Aria Development Group and Nashville-based Wedgewood Avenue are spearheading a master-planned community with over 600 residential units, restaurants, retail and public green space.

At 917 Dickerson Pike, a venture led by Elliott Kyle and James Beard-nominated chef Philip Krajeck is redeveloping the former Piggly Wiggly supermarket into a restaurant hub spanning 13,000 square feet.
