Growing co-working firm fills 50K sf in Williamson County

E|Spaces plans to open 10th and 11th locations in metro next summer

Local coworking firm E|Spaces is set to grow its footprint in suburban Williamson County.

The company has leased 25,000 square feet at 216 Centerview Drive in Brentwood, about 12 miles south of downtown Nashville. It is also finalizing a 23,000-square-foot lease at 840 Crescent Centre Drive in the Cool Springs area of Franklin, about 19 miles south of downtown. The locations, the firm’s 10th and 11th, are expected to open next summer, the Nashville Business Journal reported

These additions bring E|Spaces’ total footprint to nearly 250,000 square feet, with 150,000 square feet added since last August. The expansion comes as other coworking giants like WeWork faced challenges. As part of its bankruptcy reorganization, WeWork terminated 69 leases across the country, including its 66,000-square-foot lease in downtown Nashville’s One Nashville Place tower.

“It’s not really about square footage anymore,” E|Spaces CEO Jon Pirtle told the outlet. “Companies want to go back to work but in a smarter way, focusing on efficiency and reducing unnecessary costs.”

E|Spaces previously offered large open coworking areas but has pivoted to provide more private offices, and its strategy focuses on suburban markets. The firm’s clientele tends to avoid downtown Nashville, preferring locations with easier access to highways, Pirtle said.

While Nashville’s office market faces uncertainty amid the rise of hybrid work, E|Spaces has found success providing flexible, long-term solutions. 

“We might not be a long-term solution for Amazon,” Pirtle said. “But many companies have started with us small and grown significantly over time.”
