A Central Texas homebuilder is developing an upscale community in Nashville.
Austin-based Sett Studio is spearheading development of Martin Reserve, a residential community at 3600 Abbott Martin Road in the Nashville’s Green Hills neighborhood, the Austin Business Journal reported.
Sett Studio acquired the nearly 5-acre site for $4 million in August 2022 and plans to build 10 homes ranging from 3,500 to 6,000 square feet, with prices starting at $3.5 million. The single-story homes will have a mid-century modern design that is trendy for luxury home developments in Austin.
They will feature floor-to-ceiling windows, extended roof overhangs and outdoor living areas. The development will also provide buyers with the opportunity to build guest houses to accommodate aging family members or guests.
Buyers can customize their homes within the community’s architectural guidelines. To ensure the aesthetic vision is achieved, Sett Studio has enlisted the expertise of Austin-based architecture firm Dick Clark and Associates.
House Haven Realty’s Stephen Delahoussaye is marketing the development. He said he’s noticed a growing trend of Austin-based firms expanding into Nashville’s real estate market. One such example is Endeavor Real Estate Group, the firm behind Austin’s iconic Domain development, which has also been active in Nashville in recent years.
The Nashville luxury market is experiencing significant growth, with ultra-luxury sales — those over $10 million — increasing notably. Raising Cane’s founder Todd Graves recently set a record buying a $15 million condo at the Four Seasons Hotel & Residences in Nashville. Luxury home sales increased 8.2 percent year-over-year in the first quarter, indicating a robust demand for high-end properties.
