  • A property where Tony Giarratana had once planned a 45-story tower has gone up for sale.
  • The asking price was not disclosed. Giarratana paid $1.85 million for it in 2015.
  • The 0.39-acre parcel is a half-mile from another new listing, the longtime home of Greyhound.

Another development site in the booming nexus of downtown Nashville’s SoBro and Pie Town is for sale.

A 0.39-acre property at the Korean Veterans Boulevard roundabout, where Tony Giarratana had once planned a 45-story tower, is on the market, the Nashville Business Journal reported. Cushman & Wakefield’s Kipper Worthington and Crews Johnston have the listing.

The asking price wasn’t disclosed, but Giarratana paid $1.85 million for the site at 800 Lea Avenue in 2015, the outlet reported, citing Metro records.

The parcel is entitled for a 45-story tower, according to marketing materials. Giarratanna shared renderings in 2021 for a wavy skyscraper to rise on the property. Design plans for the narrow tower showed only three condo units per floor.

The property is located between the Westin hotel and a site once eyed for a Ritz-Carlton. Ritz has since switched gears and is now looking at a location in the Gulch, the outlet reported.

News of the listing comes just weeks after a property a half-mile away, Greyhound’s longtime home in downtown Nashville, went up for sale. Stream Realty’s Charlie Gibson is marketing its three parcels spanning 1.74 acres at 709 Rep. John Lewis Way, just south of the Korean Veterans Boulevard roundabout.

That site is zoned for up to 16 stories of mixed-use development. The asking price wasn’t made public. It’s unclear whether the bus operator will remain there longterm.

The listings point to the development momentum sweeping up this part of downtown Nashville. Sila Developments recently finalized the purchase of a half-acre property at 501 Lafayette Street, near the site of its planned Marriott hotel.
