The latest industrial lease in the Phoenix metro area has set a new record for the area so far this year.
Scotts Miracle-Gro, the manufacturer behind several lawn and garden products, is moving into a building at the 303 Crossroads complex in Glendale, the Phoenix Business Journal reported. The building at 8700 North Sarival Avenue spans 733,850 square feet as part of a two-building industrial park totaling nearly 1.8 million square feet; the other structure is currently a regional distribution center for sportswear brand Puma.
The new home for Scotts Miracle-Gro has a 40-foot clear height, 141 dock-high doors, five grade-level ramps, more than 300 parking spaces and 152 trailer spaces. It’s also a fully air-conditioned facility and has 6,000 amps of expandable power, “making it ideal for large-scale distribution operations,” according to a statement, per the Business Journal.
The landlord is a joint venture between the Chicago-based firms Peakline Real Estate Funds and Clarius Partners. CBRE’s Pat Feeney, Dan Calihan and Tyler Vowels represented both the landlord and Scotts Miracle-Gro in the deal. CBRE’s Phillip Pelok also aided in representing the tenant.
The Loop 303 corridor, a freeway serving the area, has become a hub for warehouse and distribution activity in the region thanks to its proximity to Loop 101 and the cross-country I-10.
The region is set for even more logistics growth in the coming years with the extension of the 303 south of I-10 to Goodyear and eventual connection to the future State Route 30. At the same time, northwest of the 303 in Wittman, BNSF is planning to build a controversial $3.2 billion freight rail complex with an intermodal and logistics hub to transfer goods between trains and trucks.
Scotts Miracle-Gro’s lease now makes what was the largest industrial lease of the year in the Valley the second-largest such lease. Logistics firm Kenco signed a deal in March for a 641,906-square-foot building at the I-10 Gateway complex in Buckeye. Last month, an unnamed warehousing and distribution tenant grabbed 521,302 square feet at Litchfield Palms Logistics Park, according to the Business Journal.
