ViaWest sights Buckeye as industrial developers look to Phoenix suburbs

Firm plans 83-acre development in area becoming industrial hub of region

ViaWest Group is looking to develop a business complex in Buckeye. 

The Phoenix-based real estate investment firm is negotiating with the city to build the complex on an 83-acre site at State Route 85 and Interstate 10, the Phoenix Business Journal reported. ViaWest acquired the site in 2024 for $8.3 million. 

The site is in unincorporated Maricopa County. The Buckeye Planning and Zoning Commission on Tuesday will consider annexing the site and whether it should be rezoned for future use as an office and industrial complex. 

ViaWest developed nearly 2 million square feet of industrial space across Greater Phoenix in 2024, the outlet said. 

ViaWest is in development on a major industrial conversion project in Deer Valley. The company is building a more than 800,000-square-foot industrial park known as ReDiscover Logistics Park, which will replace a nearly 44-acre office complex. ViaWest acquired the site from Verde Investments last September for $60 million. 

Land in Buckeye has been a hot commodity in recent months as more industrial developers and employers look to far-flung areas of the Phoenix metro to build. 

In December, retailer Burlington acquired 178 acres near State Road 85 and Broadway Road for nearly $68.5 million, the Business Journal reported. The clothing giant plans to construct a distribution center at the site. 

Also in December, Phoenix-based industrial developer and investor Tratt Properties acquired a 214-acre site off State Road and Baseline Road for $32.5 million. KORE Power previously planned to build a battery manufacturing campus at that location before selling. The $1 billion KOREPlex would have spanned 2 million square feet and brought approximately 3,000 jobs to Buckeye, which would’ve made it the city’s largest employer.
