Spec mansion sells for $21M as ultra-luxury sales soar in Paradise Valley

Ten homes sold for over $10M in Phoenix-area enclave in first two months of year

A massive modern estate on one of Paradise Valley’s ritziest streets sold for nearly $21 million in an all-cash deal. 

The 11,600-square-foot residence at 5641 North Casa Blanca Drive sold for $20.9 million, the Phoenix Business Journal reported. The price amounts to about $1,798 per square foot.

Built in 2024 on a 2.5-acre lot, the property includes an 1,100-square-foot guest house and a 1,400-square-foot game house outfitted with a bar, theater and flexible entertainment space. Outside, the estate features courtyards, an infinity-edge pool and spa, a lighted tennis court and a turf lawn roughly the size of a soccer field, said Joan Levinson of Realty One Group, who represented the seller.

Twelve homes on Casa Blanca Drive have sold for more than $8 million in the past three years, Phoenix Appraisals president J. Andrew Turley told the outlet. 

“The Casa Blanca corridor is widely considered one of Paradise Valley’s most coveted residential enclaves,” Turley said. 

Besides the sweeping views of Camelback Mountain and the Mummy Mountain preserve, buyers are also attracted to its privacy and proximity to Old Town Scottsdale

It is a hotspot for spec builders.

“Lots of developers have their eye on that street, waiting to pounce when a home is listed, and many homeowners receive offers before their properties ever reach the market,” Katrina Barrett of Christie’s International Real Estate told the Business Journal. 

Barrett listed a spec mansion at 5738 Casa Blanca for $40 million, which sold in January of last year for $33.5 million, or $1,431 per square foot, setting the sale price record for Arizona. 

Ultra-luxury home purchases are becoming more common in Paradise Valley. At least 10 homes in the area sold for over $10 million in the first two months of this year, the outlet said.

Last month, former Major League Baseball outfielder Matt Holliday purchased a newly built estate at 5120 North Casa Blanca Drive for $10.6 million.
