The bargain commercial prices of Downtown won’t last, say the area’s boosters. Now with cheaper space than in Midtown and Midtown South, Downtown seems on the verge of mimicking the resurgence of the 42nd Street area in the 1990s, said Kent Swig whose Swig Equities owns four office buildings in the Financial District.
