While some analysts fear the Time Square office submarket is threatened by too much congestion, about 13.7 million square feet of commercial space is expected to be added to the area by 2020. Other experts maintain that its central location and proximity to transportation hubs will keep the neighborhood’s office buildings in high demand. A poll conducted by the Times Square Alliance, a business group, found that 68 percent of 2,350 Times Square workers cited congestion as the top reason they would consider working elsewhere. “I hear a lot of talk about how it’s just so congested in Times Square, and office workers really loathe the area because of that,” said Robert L. Sammons, director for research at the commercial brokerage firm Colliers ABR.
