The commercial unit at the Gramercy, designed by Philippe Starck, has sold for $21.75 million to Omnispective, a New York City real estate firm. The 207-unit residential tower at 340 23rd Street, in a lackluster area between First and Second avenues, is being marketed by Michael Shvo. Sales launched last May and the tower is nearly complete. Amenities include private rooftop cabanas and an indoor and outdoor lounge created by Starck’s Yoo design group. A second-floor lounge with a screening room and library connect to an outdoor terrace.
