The average sale price of a Manhattan townhouse jumped by more than 19 percent in 2007, to $5.15 million from $4.32 million the year prior, according to city tax files. When the housing market takes a downturn, brokers say the price of townhouses usually holds up for longer than co-ops or condominiums. Harlem townhouse prices increased 20 percent last year to about $1.4 million.
