Developer Harry Macklowe might be preoccupied these days with settling billions of dollars in overdue debt and selling the GM Building. But he’s found time to keep a new project going. Macklowe secured a construction loan for $329 million from Deutsche Bank and Ullico for an office tower at 510 Madison Avenue and 53rd Street. The tower will feature a pool, golf simulator and rooftop deck. Asking rents are in the $135-plus range, and negotiations are ongoing for an anchor tenant and a restaurant. Asset management firm J. Goldman & Co. has agreed to leave the 26th floor of Carnegie Hall Tower for Macklowe’s tower.
