The average luxury apartment sales price in Manhattan dropped 16 percent from the first to second quarters this year, falling from $7.66 million to $6.36 million, according to a Prudential Douglas Elliman report prepared by Miller Samuel. Luxury sales rose more than 35 percent from the first to second quarters, but they are down more than 21 percent compared to last year’s second quarter.
