Only about a dozen listings for townhouses in Manhattan and Brooklyn include something most New Yorkers can only dream about: a private garage. Prices range from $1.19 million for a brownstone in Crown Heights to $18.75 million for a restored Greenwich Village carriage house. Building a garage isn’t easy. Only 54 new curb cuts in Manhattan have been approved this year, and only 57 curb cuts were approved in all of 2007. Brokers say a private garage can add 20 to 25 percent in value in some neighborhoods.
