To bring more potential buyers into BellTel Lofts when sales started declining, Ilan Bracha of Prudential Douglas Elliman’s Bracha Group offered iPod Nanos to 300 top-producing Manhattan brokers. According to a press release, the iPods came in a leather portfolio and contained video footage, images and updates about the building, at 365
Bridge Street at Willoughby Street in Downtown Brooklyn. Since December, Bracha’s sales team has handed out 180 iPods to Manhattan brokers, and by coincidence or not, Bracha said that offers and contracts in the building have picked up. Local brokers in Brooklyn can win an iPod by bringing in five groups of buyers to visit the project. Since fall 2007, 123 of the 250 units have sold. Prices in the building range from $502,000 to $1.8 million. In its January issue, The Real Deal looked at what developer Clipper Equity was doing to increase sales at BellTel, including handing out iPods and switching sales teams.
