FiDi co-op prices fell last year

After showing the most growth of any Manhattan neighborhood in the co-op market in 2007, according to the Downtown Express, the Financial District finished at the bottom last year, posting a nearly 20 percent drop in price per square from the prior year. The price per square foot in FiDi co-ops fell from $1,056 in 2007 to $857 last year, according to Prudential Douglas Elliman, which is most likely due to Wall Street layoffs and fewer sales. The average sales price for co-ops fell 22.6 percent last year to $1.1 million, down from $1.43 million during 2007. The price of condos in the neighborhood, however, increased slightly in 2008 compared to the prior year.
