Pricing outdoor space has become difficult in the down market, the New York Post reports. Outdoor space is rare for city apartments, and since few units are selling now, brokers do not have many comps by which to set prices. The standard practice is to price outdoor space at half the value per square foot of interior space. But one homeowner, Andy Wilcox, put his duplex penthouse with outdoor space at 140 West 69th Street on the market for slightly less than that because of the slow market.
