Two “Sky Garage” sales tied to Dolce

While it was widely expected that designer Domenico Dolce of Dolce & Gabbana would buy one penthouse apartment at the Chelsea condominium tower nicknamed the Sky Garage, there was no hint that he might buy two.

But in public records posted today, an entity called Cinquantotto LLC is listed as the purchaser for two penthouse units in the building at 200 11th Avenue at 24th Street, for a combined $29 million.

The 19-story, 16-unit condo tower is called Sky Garage because it offers owners an elevator to bring vehicles to garages on the same level as their apartments.

The larger unit, 3,800-square-foot penthouse 4 — which was reported in May 2008 to be in contract to Dolce — closed Sept. 24 for $17.5 million, property records show.

The unexpected penthouse sale, the 3,536-square-foot unit number 3, closed the same day for $11.5 million, but went into contract in May 2007, a year before the larger unit, the records show. The buyer is listed as the same Cinquantotto LLC, which means “58” in Italian. Dolce was born in 1958.

Both transfers were signed by an executive of Dolce & Gabbana, Cristiana Ruella, the records reveal.

A Prudential Douglas Elliman broker who represented the units said he could not comment due to a confidentiality agreement. The law firm Pavia & Harcourt, which represented the buyer, declined to comment.
