While high-end housing communities abound in upstate New York, few exist with four-legged, hooved residents in mind. Many developers see the prospect of developing a horse-centric living community as too daunting, according to the New York Times, with equine facilities such as barns and riding arenas tacking on too great a financial burden. But Duchess Farm, a 19-home subdivision on 100 acres in Marbletown, near Poughkeepsie, is bucking the trend on horses. While the housing community’s developer, Michael Warren, admitted that the downturn has slowed sales somewhat, he said that he’ll succeed where other developers have failed because “[other] developers want to develop and move on,” rather than stick with a community and cultivate it, as he plans to do. Currently, the parcels of land up for sale range in price from around $89,000 to $159,000.
