The Dillon opens for sales, Meltzer/Mandl designing Bronx affordable housing rental ... and more

The Dillon, an 83-unit condo at 425 West 53rd Street, between Ninth and 10th avenues, officially opens for sales this week, with occupancy slated for next month. Starting prices for the Smith-Miller + Hawkinson Architects-designed condo, which received a 2007 design award from the New York chapter of the American Institute of Architects, range from at $740,000 for one-bedrooms to $2.355 million for penthouse duplexes and $3.165 million for three-story townhouses. Corcoran Sunshine Marketing Group is the exclusive agent.

The city’s affordable housing program has hit the 100,000 mark for units preserved or constructed since 2003. The Bloomberg Administration said it is on track to reach its goal of creating or preserving 165,000 affordable housing units by 2014 and celebrated the milestone with groundbreaking and ribbon cutting ceremonies at developments across the city today. One such groundbreaking was held at Via Verde, a new $99 million mixed-income complex in the South Bronx and was attended by Mayor Bloomberg. “Since the start of the national recession, we have financed more affordable units — nearly 17,000 — than any other U.S. city or state,” Bloomberg said.

Meltzer/Mandl has been tapped to design Westrock Development’s planned affordable housing rental development at 920 Westchester Avenue in the Bronx’s Hunts Point neighborhood. The 108,000-square-foot building will contain 108 two- and three-bedroom homes, plus 11,000 square feet of ground-level commercial space and a basement parking garage when it is completed in 2012. The designers are angling for LEED certification with Energy Star appliances in the apartments and eco-friendly building materials.

SDS Procida Development Group has also sold out and closed all apartments in its be@william condominium at 90 William Street in the Financial District. Next for the developer is their 246-unit be@shermerhorn condominium, which is slated to launch sales this season at 189 Schermerhorn Street in Downtown Brooklyn. TRD
