New Haven’s first new rental building in over two decades nears completion

Downtown New Haven’s first new apartment building in more than 20 years is nearly complete and tenants are beginning to move in, providing much-needed relief to the Connecticut town, which has a residential vacancy rate below 1 percent. The rental project, at 360 State Street, is Connecticut’s largest private residential development and is designed to mimic a “Manhattan high-end residential property” in terms of the amenities offered and the building’s efficient use of space, developer and architect Becker and Becker Associates said. The property is also energy efficient, having installed a 400 kilowatt fuel cell — the largest in a residential building worldwide — that will power the building and together with all other efficiency measures, reduce its carbon footprint by 50 percent. 360 State is also the first building ever to install a web portal that allows residents to track their consumption of water, heat and energy in real time and that automatically sets back usage when it senses that residents have gone on vacation.
