Another law firm has signed on to join Proskauer Rose at 11 Times Square, becoming the second tenant at the brand new, 40-story tower by SJP Properties and Prudential Real Estate Investors. According to Bloomberg News, Zukerman Gore Brandeis & Crossman will take 17,144 square feet at the $1.2 billion skyscraper, where Proskauer signed a 406,400-square-foot anchor tenant lease a year ago. The firm will pay “very close” to the asking rent of $72 per square foot for its 15th-floor space, said CB Richard Ellis’ Peter Turchin, who represents the landlords. Zukerman, which has been located on the East Side for more than two decades, is ditching its 10,400-square-foot offices at 875 Third Avenue for 11 Times Square. When its nine-year lease is up, Proskauer has the right to expand into the space. Turchin said that following a few tough years during the downturn, he is now in talks with “a few” more potential tenants for the 1.1 million-square-foot, LEED Gold-certified tower, but declined to say which or how much space they were looking to take.
