As the penthouse of 400 Fifth Avenue in Midtown — the residential portion of the Setai Hotel — prepares to hit the market, asking $17 million, the unit has been decked out in all Italian design, the New York Daily News reported. Apartment 2N on the 59th floor has been furnished entirely by Fendi Casa. The decor includes pillows that cost $600 to $1,500 and couches that cost up to $20,000. All-in-all,the 3,590-square-foot apartment boasts $623,000 worth of furnishings and $240,000 in artwork.
But according to Douglas Elliman Development Marketing’s Karen Mansour, who is marketing the unit, if you want all those designer furnishings it will cost you an extra $2 million — making the unit $18 million furnished.
“The market will tell us if this is priced right,” Mansour said. “There isn’t inventory at this high level. When you go over the checklist of everything this apartment has — views, new construction, above the 50th floor, amenities, location, the hotel, the size of the apartment, the Italian styling − you’ll see we might be actually reasonably priced compared to other homes of this level.
