A company which provides lighting equipment and film rental to the New York City film industry has inked a deal for almost 72,000 square feet in a warehouse building next door to the Gowanus Industrial Arts Complex in Brooklyn, The Real Deal has learned.
Eastern Effects, which also provides office space for the film industry, signed on for a 10-year-lease at 99 Ninth Street, slightly west of Second Avenue, earlier this month, said Brian Kanarek, the broker who represented the tenant in the deal. The asking rent for the space was a blended average of around $13 a foot for the office and raw space. The final rent was not immediately clear.
The building’s landlord, C&F Second Ave LLC, represented itself in the deal.
“There is a great mix of talented people working and living in this neighborhood,” said Kanarek, a principal at BKR Partners. “The neighborhood built around the [Gowanus] Canal has tremendous history and a strong fabric as a place where things are built and innovations are made. The evolution [of the area] from [a] heavy manufacturing [base] to a hub of film, technology, fitness, and arts is in full swing.”
As previously reported, the ongoing demand for Brooklyn film and television production space is at an all-time high. Soundstage space is in particularly high demand thanks to the renewal of a 30 percent tax credit for productions that shoot in New York two years ago. Steiner Studios, the East Coast’s largest movie studio located in the Brooklyn Navy Yards, is currently working on expanding its space, while the Pratt Institute in Clinton Hill is in the process of doubling its footprint by moving into a 17,000-square-foot space on campus.
