A penthouse at 56 Leonard asking $31 million was the most expensive Manhattan home on the market to go into contract last week, making it the fifth of 10 penthouses there to have sold, according to residential brokerage Olshan Realty’s latest market report.
Penthouse sales at the 60-story, 145-unit Tribeca condominium tower have averaged $5,213 per square foot. The four-bedroom, 4.5-bathroom penthouse is a 5,858-square-foot space with a 39-foot terrace.
The second priciest contract signed last week was a 3,838-square-foot condo unit at Walker Tower at 212 West 18th Street, asking $12.75 million. The building has a built-in humidification system and ceiling heights ranging from 12 to 15 feet, the report said.
In the last week, 16 contracts were signed for luxury Manhattan homes asking $4 million and above. Twelve of them were condos, at an average ask of $8.68 million and average price per square foot of $3,188. Three were co-ops and one was a townhouse, the report said. – Mark Maurer
