Trendy eyewear retailer Warby Parker is the first office tenant to sign up for Stellar Management’s One Soho Square, the 748,000-square-foot office tower project that aims to combine 161 Sixth Avenue and 233 Spring Street, the New York Post reported.
The company will bid farewell to its current offices at the Puck Building at 295 Lafayette Street in Nolita. The deal provides it with 54,000 square feet on the sixth and seventh floors, with an option to expand to 75,000 square feet.
The location of Warby Parker’s first brick-and-mortar store, at 121 Greene Street in Soho, was listed as part of a $35 million two-condominium retail portfolio in May, as The Real Deal reported.
Asking rents at One Soho Square start in the low $70s per foot. Erik Schmall and Michael Mathias of Studley had Warby Parker’s back in the deal. Andrew Peretz and Josh Kurlioff of Cushman & Wakefield represented Stellar, led by Laurence Gluck, the Post said.
Gluck plans to merge the 16-story, 320,000-square-foot building at 161 Sixth Avenue and the 10-story, 250,000-square-foot property at 233 Spring Street. One of the buildings’ current tenants, post-production film editing company Post Factory, filed a lawsuit earlier this month urging the court to prevent the alleged demolition of part of the company’s Spring Street office, as reported by The Real Deal.
