Cassa scraps Corcoran for Elliman to market penthouses
Carrie Chiang had listings for sponsor units with $15M-plus price tags
The Corcoran Group power broker Carrie Chiang is out as the listing agent for the three penthouses at Midtown’s Cassa Hotel and Residences. The new exclusive penthouse marketing and sales team is Neal Sroka’s team at Douglas Elliman.
Over the weekend, Sroka relisted the three penthouses for $20.33 million, $16.03 million and $15.21 million, StreetEasy shows. The four- and five-bedroom units range from 3,445 square feet to 2,559 square feet.
The units have been leased many times since first hitting the market in 2009, sometimes for upwards of $90,000 a month, said Eleonora Srugo, a member of Sroka’s team.
For more than a year, Elliman has been the Cassa’s exclusive leasing agent and Chiang was the exclusive sales agent. Now, Chiang has no listings at the Cassa, StreetEasy shows.
Chiang and the Cassa could not be reached for comment and Srugo declined to comment on why Chiang no longer has listings in the building, at 70 West 45th Street.
The $15 million penthouse was most recently listed with Chiang for the same price in February 2012 before being pulled from the market this past March. The $16 million listing also was most recently listed with Chiang for the same price in February 2011, but was listed as no longer available in May.
The $20 million penthouse hasn’t been on the market as a sales listing since early 2011. Keller Williams NYC’s Ilan Bracha, then a broker at Elliman, initially listed the unit in October 2010; it was taken off the market in January 2011.
The Assa Properties-developed tower includes concierge and maid service and a fitness and business center. The 49-story tower has a hotel on its first 27 floors and condominium units above it. A Chinese corporation, HNA Property Holding Group, purchased the hotel portion of the building in February 2012 because Assa had filed for bankruptcy protection in April 2011.
The average price per square foot of closed units at the Cassa in the past year is $1,797 and the six apartments for sale in the building, including the penthouses and three resales, average $4,132 per square foot, real estate database CityRealty shows.
