HAP Investment Developers has unveiled its designs for a 117-unit, 21-story apartment building in Chelsea that will replace longtime soccer pub Smithfield.
American Development Group and Langsam Property Services was in contract to sell the 75-foot wide site at 215-219 West 28th Street at Seventh Avenue in August for $50 million, as The Real Deal reported. Smithfield and a parking lot currently occupy the space.
HAP’s plans call for a property with ground-floor retail and a glass-and-masonry façade, and architect Michael Even is on board to design it. The city denied the first round of permits earlier this year, but new permits are pending, the blog New York Yimby reported. The apartments’ status as condominiums or rentals has not yet been determined.
Massey Knakal Realty Services’ Bob Knakal, who brokered the sale, had said the lot was zoned for a residential development of about 102,800 square feet.
