Work is finally underway at Two Trees’ Dock Street Dumbo project, which will ultimately have 300 residential rentals and rise 17 stories.

The full site, at 60 Water Street, will also include a shorter 8-story mixed-use tower and a 50,000-square-foot school. The project will be LEED certified and 58 of the rentals will be set aside as affordable, according to the Two Trees’ website.

Designed by LESER Architecture and Ismael Leyva, the lower portion of the building will stretch 7 stories, increasing to 9 stories along Water Street and 17 stories at the eastern property line. The property’s affordable offerings will be priced at 50 percent and 40 percent of the area’s average monthly income, ranging from roughly $500 to $1,000 per month. The remainder will be market rate, and no pricing information has been released as of yet.

The homes will be set for occupancy by the first quarter of 2015, Two Trees told Curbed. [Curbed]Julie Strickland
