CBSK Ironstate’s 301 East 50th Street hits market: PHOTOS

Prices at eco-friendly limestone building range from $1.7M- $10M

CBSK Ironstate is launching sales today at 301 East 50th Street, a 29-story limestone condominium building in Midtown East, representatives for the developer told The Real Deal.

The COOKFOX-designed building contains 57 units and is being positioned as a haven for sustainability enthusiasts. Green features include laminated glazing on the glass and high albedo pavers for efficient cooling. Units range in size from one-bedroom to four-bedroom, including two penthouses, which are 3,200 square feet and 3,700 square feet respectively. Prices start at $1.7 million. The top half of the building is all half-floor apartments and the two full-floor penthouses, which are both asking around $10 million.

Douglas Elliman Development Marketing’s Karen Mansour is overseeing the project, while Bertrand Buchin and Joan Swift are handling sales. “It’s a very classically-designed, classically-proportioned building,” Mansour said. “When you walk through the doors, you have peace.”

The building would appeal to international buyers drawn by the COOKFOX brand, Mansour said, but also to New Yorkers already living in the neighborhood.

“People that live in the East 50s love it and don’t want to leave it,” she said.

Amenities include a fitness and wellness center with a gym, a cedar sauna, a steam room and a landscaped terrace. Earl Grey and Tazo enthusiasts can mingle in a tea lounge.

The project is a joint venture between Charles Blaichman’s CB Developers, SK Development and Ironstate Development, the same team behind the Jefferson condo in the East Village and the Annabelle Selldorf-designed Reade Chambers condo at Tribeca’s 71 Reade Street. Blaichman bought the site in September for $69 million, as TRD reported.
