Summer heat doesn’t slow the real estate industry in New York City. From a 70-story residential building to a proposed – but not yet approved – primary school in Queens, here’s a roundup of the largest projects, from PropertyShark, based on square footage, that developers filed applications for permits for in June. Six of the month’s top applications were filed in Brooklyn; two were in Manhattan and two in Queens.
1. 340 Flatbush Avenue Extension
JDS Development Group and the Chetrit Group are looking to build a 70-story, 775-foot-tall building at this Brooklyn site, after they jointly acquired it for $43.5 million in June. The developers applied for permits to demolish the existing structure and build what would be the borough’s tallest tower, topping the current 590-foot record holder at the Stahl Organization’s 388 Bridge Street. SHoP is the architect on the project. If all goes to plan, the development would measure 555,734 square feet with a 108,799-square-foot commercial component, and the building would house 495 residences spread over 446,734 square feet.
A 62-story building, developed by Algin Management, that will rise on the former Roseland Ballroom site. Permit applications for the construction of the new 452,896-square-foot development were filed early in the month. CetraRuddy is designing the building, which will include 16,514 square feet of retail on the first two floors. The tower will also house 426 units, which will make it one of the largest as well as one of the highest residential towers in Midtown West.
Ceruzzi Properties – who bought the site from Extell Development last August – is looking to construct a 52-story, 502-foot-tall hotel on this Midtown East site. SLCE is the architect listed for this 220,638-square-foot project, according to filings with the Department of Buildings. The building will include a 7,036-square-foot retail component. The skyscraper will have 764 hotel rooms. Before selling to the current owner, Extell bought the building for $61 million in 2012.
4. 436 Albee Square
A 28-story residential building is in the works at this Brooklyn location. Two decaying properties are being demolished to make way for the tower, which will be 310 feet tall and include 23,740 square feet of retail space on the ground floor. The remainder of the 143,200-square-foot development will be residential, with a total of 150 units.
On June 24, permit applications were filed to construct a four-story school building at 50-51 98th Street in Carnegie Hill. The plans, which have not yet been approved by the city, list George Miller from Pei Cobb Fried & Partners as the architect of record. Department of Buildings records indicate that many forms and information were still missing from the application for the 107,555-square-foot development.
The permit applications for the project were filed with the city on June 16, detailing a plan for construction of a seven-story residential building at the site. The new development, located near the Brooklyn Navy Yard, which will be 70 feet high according to the applications, will house 104 units and come with 60 enclosed parking spaces. Mendel Roth, affiliated with Bedford Roth Holding LLC, owns the site.
Developer 608 Franklin LLC is planning to construct an eight-story, 80-foot-tall residential building that will span a total of 100,629 square feet at this Crown Heights location. The residential component will make up most of the building, with 119 units divided among 81,880 square feet. ODA Architecture is designing the building. The firm is also working on a number of other projects in the area.
A 12-story mixed-use building is proposed for this Brooklyn location. The development will measure 84,453 square feet in total. Five townhouses – numbers 241 through 235 – have to be demolished to make way for the new development. About 5,000 square feet is designated for commercial use and 197 square feet will house a community facility. The remaining 79,212 square feet will be residential, with a total of 105 units.
Plans for this Brooklyn location call for a six-story mixed-use building that will also house a sleeping facility for a non-profit organization. The application for the 67,626-square-foot building includes a 4,800-square-foot commercial component. The remaining 62,826 square feet will house a planned community facility.
Blvd Construction Management is looking to construct an eight-story building at this Rego Park location. Gerald Caliendo is the architect of record. The 66,863-square-foot building will replace a one-story strip mall. A 10,805-square-foot commercial facility will be included in the building, and 9,108 square feet will go for a community facility. The remaining 46,769 square feet will be the residential component, split into 68 units.
