Residential conversion planned near Apollo Theater

30-unit property to be located at Frederick Douglass Boulevard and West 125th Street

Permits have been filed with the Department of Buildings to convert three floors of commercial office space at the corner of Frederick Douglass Boulevard and West 125th Street into 30 residential units.

The building, 271 West 125th Street, is located a stone’s throw from the Apollo Theater. It would contain a mix of studios, one- and two-bedroom units on the second through fourth floors, as well as a 1,000-square-foot penthouse, according to Washington D.C.-based project architect Suzane Reatig. As planned, studios will be 600 square feet, one-bedrooms 900 to 1,000 square feet and two-bedrooms 1,200 square feet. The ground floor is occupied by a Duane Reade.

The building owner is listed as the United House of Prayer, which is incorporated in Washington D.C. and has a church across the street from the conversion at 272 West 125th Street. The principals involved in the conversion could not immediately be reached because they were traveling.

The Frederick Douglass corridor continues to see consistent activity this year. In May, Artimus Construction filed plans for a 50-unit building on the northeast side of Frederick Douglass Circle at 110th Street. On Monday, Madison Realty and RWN Real Estate Partners announced they had purchased a pair of five-story buildings between 111th and 112th streets for $30 million.
