Two Trees files plans for 3rd new building on Domino Sugar site

Two Trees Management filed plans today revealing information on the third new building at its Domino Sugar Factory development along the Williamsburg waterfront.

The structure will be a 30-story, mixed-use tower with a near 50/50 split between commercial and residential space. The northernmost building on the campus, ‘Site A’ at 262 Kent Avenue, is the smallest of the trio of towers Jed Walentas plans to construct. It will hold 281,869 square feet.

The building will boast the most office space of the new towers, however, according to plans pertaining to infrastructure work at the site filed today with the city Department of Buildings.

The building will offer about 142,000 square feet of office space on the second through 17th floors, with the remainder of the space spread out among 93 residential units beginning on the fourth floor. There will also be a retail component on the ground level.

The inclusion of the office space was a key component of Walentas’ vision for the site. Earlier this year, he went to the city for a rezoning of the property allowing for an additional 382,000 square feet.

Two of the other new buildings on the site, while larger, are more residential-oriented.

Documents filed for 320 Kent Street earlier this month show the campus’ southernmost building climbing 36 stories and spread out across 470,106 square feet with 41,801 square feet of commercial space.

There is no word yet on the makeup of the Site B building, which will rise between 262 Kent Avenue and the Domino Sugar Factory.

The renovated refinery itself will hold the bulk of the campus’ office space.

Two Trees will break ground first on 2 Grand Street, the project’s only inland building. The 35-story building will be bulky at 785,888 square feet, with a public school below 658 residential units.
