Permits filed for new Downtown Brooklyn residential tower

Livingston Street project slated to rise 17 stories and contain 37 units

An unidentified developer plans to build a 17-story residential tower in Downtown Brooklyn, according to city permits that surfaced today.

The developer has assembled a 43-foot wide piece of land at 299 Livingston, near the corner of Nevins Street and one block from Flatbush Avenue, according to a Department of Buildings filing spotted by New York YIMBY. The building would be divided among 37 units and encompass nearly 38,000 square feet of residential space, according to the website.

The permit indicates that the developer intends to build to a floor area ratio of 12, suggesting the entity will seek an inclusionary housing bonus and possibly pursue an 80-20 split of market-rate and affordable housing, according to YIMBY.

The architect of record is the Stephen B. Jacobs Group, which designed a high-rise development just around the corner at 8-16 Nevins Street owned by Bushburg Properties. Management at Stephen B. Jacobs declined to comment to The Real Deal on plans for the development. [NY YIMBY]Tom DiChristopher
