After a lull in sales, activity at One57 has picked up in the past few days, most recently with the $27 million sale of a 63rd-floor apartment in the Extell tower.
Sponsor unit 63B, which was not listed on StreetEasy, went into contract in August and closed earlier this month for $27.13 million, property records filed with the city today show.
The buyer was listed as West 57 Hudson LLC. The buyer’s attorney, Martin Polevoy of DLA Piper, had also represented the buyer of the unit next door, 63A, which sold for $32.57 million back in July — a record in the building at the time.
In late September, appraiser Jonathan Miller of the firm MillerSamuel said that only two units at One57 went into contract during the first half of the year, following a three-month span at the end of 2013 when no apartments went into contract.
Just last week it was reported that a Chicago-based investor who bought a 58th-floor apartment in May turned around and flipped it for $34 million.
To date, 32 of the building’s 94 units have been recorded with the city as sold, according to PropertyShark.com. A spokesman for the building said more than 75 percent of the units have been sold.
