Steepest, cheapest listings to hit Manhattan this week

On the high end: a $63 million townhouse. On the low end: a $225,000 studio apartment.

This week’s priciest listing sets a new record for New York City’s most expensive townhouse. Corcoran Group’s Carrie Chiang has the $63 million listing at 24 East 81st Street together with Brown Harris Stevens’ John Burger and Daniela Rivoir. The 17,850-square-foot, six-story townhouse was originally built as a single-family home for early 20th century developer Jeremiah C. Lyons. The home is split up into six separate units at the moment, according to Curbed. The owners of the home are affiliated with development company Centaur Properties.

The second priciest listing of the week is a new development penthouse at 443 Greenwich Street asking $51 million. The unit is listed by Cantor & Pecorella. The 8,569-square-foot apartment has five bedrooms and six bathrooms, and is one of eight penthouses in the CetraRuddy-designed building. Sales for the units at the long-stalled Metro Loft Developers’ 443 Greenwich Street condominiums launched earlier this fall.

Town Residential’s Steven Gold had the week’s third priciest listing with a triplex penthouse at 66 East 11th Street asking $39.8 million. The 7,693-square-foot unit includes four bedrooms and 4.5 bathrooms, and includes a 2,300-square-foot roof deck.

City Connections Realty’s Janis Cooke had the week’s cheapest listing with a studio at 225 Bennett Avenue for $225,000. The Hudson Heights pad measures roughly 500 square feet. The studio overlooks Fort Tyron Park and includes a separate dressing area that could be converted into a home office. Some of the amenities include laundry in the building and a live-in superintendent.

The second cheapest listing this week was a 650-square-foot, one-bedroom apartment at 409 Edgecombe Avenue for $235,000. Harlem Properties’ Pedro Felix had the listing. Income restrictions apply. The building — which is 14 stories tall — was built in 1917 and includes a doorman and on-site laundry.

Douglas Elliman’s Lisa Kobiolke had the week’s third cheapest listing with a studio at 339 East 85th Street for $245,000. Subletting is allowed at this Yorkville unit, which is south-facing and gets “tremendous light,” according to the listing.  — Claire Moses
