12 contracts signed last week at $4M and up: Olshan

Weekly asking price sales volume in the luxury market was $142.6M

Manhattan saw 12 signed contracts for units that were $4 million or more, according to Olshan Realty’s weekly luxury market report.

Of the 12 sales, four were co-ops, six were condos and two were townhouses, according to the report. The average asking price this week was $11.9  million. In total, the weekly asking price sales volume was $142.6 million.

The week was most notable, though, for the sale of a duplex penthouse at Extell Development’s One57 being recorded for $100.5 million, as The Real Deal reported. The unit, which is located on the 89th and 90th floors, spans nearly 11,000 square feet. The sale smashes the record previously held by Ekaterina Rybolovlev’s $88 million purchase of Sanford Weill’s 15 Central Park West penthouse in 2012.

The No. 1 contract between January 12 and January 18 was a nearly 7,000-square-foot, triplex penthouse at 151 East 78th Street for $29.5 million. The apartment includes five bedrooms, seven-and-a-half bathrooms and two terraces of almost 2,000 square feet. One smaller penthouse is still available in the Peter Pennoyer-designed building. Prices in the building average about $3,000 per square foot. Stribling & Associates’ Cathy Taub had the listing.

The No. 2 contract was a townhouse at 247 Central Park West. The unit most recently asked $27.5 million, a price cut from its original $37 million price tag. The Queen Anne-style house spans 10,745 square feet and is one of the few single-family homes on Central Park West. Ukranian investor Igor Iankovsky bought the five-bedroom, eight-bathroom home in 2011 for $22.4 million. The house includes an indoor 60-lap pool.
