Residential brokerage Keller Williams NYC is moving its Manhattan headquarters to a 30,000-square-foot space at 1155 Sixth Avenue in Midtown.

The firm will sublease the space, on the sixth floor of the Durst Organization’s 41-story tower, 790,000-square-foot tower, from Dow Jones. The sublease is for almost five-and-a-half years, with asking rent for the space at $48 per square foot.

The deal will allow Keller Williams to expand its 500-broker team by around 20 percent, according to Crain’s. The brokerage announced last month that it will open a 15,000-square-foot office at 377 Broadway in Tribeca — a space capable of housing 200 brokers.

Jeffrey Rosenblatt of Coldwell Banker Commercial Alliance represented Keller Williams, while Chris Mansfield and Ken Rapp of CBRE repped Dow Jones. The Durst Organization was not directly involved in the deal.

Keller Williams’ previous headquarters, at 425 Park Avenue in Midtown, will be torn down to make way for L&L Holding Co.’s new high-end office tower. The brokerage placed seventh in The Real Deal‘s most recent annual ranking of Manhattan’s residential real estate firms. [Crain’s]Rey Mashayekhi
