Shibber Khan’s Criterion Group filed plans Tuesday for a 569-unit residential building at its Astoria development site at 30-37 Vernon Boulevard in Queens.
The Astoria-based developer bought the waterfront site, also known as 11-31 31st Avenue last October, along with the adjacent 11-12 30th Drive, paying $57 million for both parcels, as The Real Deal first reported.
The new building, technically an enlargement of the existing one-story commercial building, will stand nine stories and include over 380,000 square feet of space, according to property records filed with the Department of Buildings Tuesday. It will also include a 151-car parking garage, according to the filing.
The first through seventh floors will have between 65 and 66 units per floor, and the top two floors will have 56 units each.
Criterion filed permits two weeks ago for the adjacent parcel, also purchased in October. That building is to house 132 rental apartments spread across 101,801 square feet.
The development site is currently home to two manufacturing buildings spanning 76,500 square feet.
