Fortis Property Group Filed Permit Applications For Seven Townhouses On Amity Street in Cobble Hill, despite that fact that discussions on a far-reaching rezoning proposal are ongoing.
The houses, at 90-98 Amity Street in Cobble Hill, will span 33,000 square feet in total. Six of the seven buildings will be four stories. The seventh building will be five stories. All seven will have rooftop terraces.
Each townhouse will get an enclosed off-street parking space. 16 other enclosed spaces are also included in the plans.
Romines Architecture is the architect of record.
Fortis, which paid $240 million for the former LICH site last year, has not yet filed demolition permits for the 7-story office building that currently occupies the Amity Street lots. Madison Realty Capital loaned Fortis $107 million when the site was acquired last year.
Back in May, Fortis proposed two possible approaches to redeveloping the site. In the first, which proved controversial, the developer would utilize its “as-of” right to build a 44-story luxury condo building in the heart of the neighborhood.
The second plan, which would require a rezoning by the city, called for a smaller, 16-story building on that site, with larger 2o- and 3o-story Towers On Hicks Street, plus a public school and the seven townhouses now planned.
Regardless of which development approach Fortis takes, the developer’s as-of right permits the construction of the townhouses, sources tell The Real Deal.
Fortis has been negotiating the proposals with community groups for months. Council member Brad Lander even joined the fray as a mediator.
No agreement on the proposals has yet been reported. The Cobble Hill Association could not be immediately reached for comment.
