New LIC development brings “micro units” to Queens
Ranger Properties project features two-and-three-bedroom apartments
The “micro unit” revolution is coming to Queens.
New residences under construction in Long Island City will be the first instance of the small apartments hitting the market in the borough — though these units will be somewhat different from other “micro units.”
The 57 Queens units at 37-10 Crescent Street, developed by Chelsea-based Ranger Properties, will have two or three bedrooms, according to the Wall Street Journal. Two-bedroom units will be about 490 square feet, while three-bedrooms will measure 735 square feet. Tribeca-based Fogarty Finger Architecture is designing the project.
The building is slated for completion in early 2017, though rents have yet to be determined. While tiny apartments are common in the city’s housing stock, 37-10 Crescent Street will be only the city’s second “micro” development — after the 55-unit 335 East 27th Street in Kips Bay, which is being built by Monadnock Development and features only studios.
Micro units are generally defined as apartments of less than 350 square feet that include a fully functioning kitchen and an Americans With Disabilities Act-compliant bathroom. [WSJ] – Rey Mashayekhi
