DHA Capital to convert Nolita garage to residential
Developer planning a 7-story, 54,000-square-foot building at 75 Kenmare Street
DHA Capital is planning to Convert Kenmare Street’s last parking garage into a 35-unit residential building with ground-floor retail.
The planned seven-story building at 75 Kenmare Street will contain just over 55,000 square feet of space total, with about 47,000 devoted to residential and about 8,100 to commercial.
There will seven apartments each on the second through fourth floors, six on the fifth floor, and four on the sixth floor. One duplex unit utilize space on both the six and seventh floors. The seventh floor will house two units, which will have private terraces. The building will also have a gym on its second floor.
Andre Kikoski Architect is designing the project.
A three-story, 34,000-square-foot parking garage current occupies the Nolita site. DHA, run by Joshua Schuster and Dan Hollander, bought the garage for more than $50 million from Ding “John” Wai’s Sentry Operation Corp in June, along with partners AMS Acquisitions and First Atlantic Real Estate.
A slew of broker lawsuits followed, as first Nest Seekers International, then Century 21 and P. Zaccaro all sued DHA over lost commissions on the sale.
The company also developed a 37-unit residential building at 50 Clinton Street.
A representative for DHA wasn’t immediately available for comment.
