Gary Barnett’s Extell Development filed plans for its latest Midtown residential project last week – a 29-story, 112,300-square-foot mixed-used property at Seventh Avenue and West 54th Street.
The plans, filed with the city’s Department of Buildings on Friday, call for a 338-foot-tall residential tower at 842-846 Seventh Avenue holding 54 apartments across more than 74,000 square feet of living space. More than 38,000 square feet of retail space is slated to occupy the building’s first six floors, according to New York YIMBY, with the seventh floor devoted to recreational space and the eight through 19th floors holding three units each.
The 20th through 29th floors will have only two units apiece, while a roof deck will top the tower. Issac & Stern is serving as the architect.
Extell acquired 842 Seventh Avenue, which currently houses a six-story residential building with ground-floor retail, from Midtown East-based Erevan Realty Corp. for $24.5 million in 2007.
A separate LLC, represented by the same lawyers as Extell, acquired a three-story commercial building next door, at 846 Seventh Avenue, from developer Hersel Torkian’s Torkian Group for $37.6 million in October 2014.
