Christmas is coming to Manhattan’s real estate market with 32 contracts signed at $4 million and up – a jump from 19 contracts last week.

The week’s total asking price volume was $288.7 million, more than double last week’s $136.8 million. During the week of Dec. 14-20, the average asking price was just over $9 million, while the median asking price was $6.725 million. The average number of days on market was 182, compared to last week’s 311.

Olshan 122115 smThe No. 1 contract was a 7,400-square-foot townhouse at 14 East 11th Street, asking $25 million. Located Between Fifth Avenue And University Place, It Has A Rooftop Terrace measuring 1,200 square feet. It previously sold for $7.65 million in 2011, and then for $8.95 million in 2012. The most recent owner gut renovated the house, adding high-end finishes, a 10-zone air conditioning system, radiate heat floors and an elevator.

The second-highest contract was Unit 51C at Extell Development’s One57, which was asking $18.995 million – a discount from the $20.4 million the owner paid in April. The condo has 3,466 square feet and views of Central Park. [Olshan Realty] – E.B. Solomont
