WSA Management plans 74-unit resi project in LIC

The developer recently bought two adjacent lots for $8.8 million

Gansevoort Hotel developer WSA Management plans to build a new 74-unit residential building in Long Island City.

The seven-story structure will span 57,546 square feet at 37-29 31st Street in Long Island City, according plans filed with the Department of Buildings on Wednesday.

WSA, the developer behind the Gansevoort Hotels in The Meatpacking District And On Park Avenue, bought the property in May for $7.4 million. The firm also bought an adjacent lot at 37-26 32nd Street for $1.47 million, according to property records. Eastern Consolidated had represented the seller, Pablo Cosma, in the sale of both properties. A representative for WSA wasn’t immediately available to discuss plans for the 2,717-square-foot property on 32nd street.

Plans for the 31st Street parcel indicate that the tower will include 50,150 square feet of residential space and 7,397 square feet of commercial space. The latter will be located on the ground floor and house a television, radio or motion picture studio. The first floor will have one apartment, while the second through fifth floors will each have 14 apartments. The sixth floor will consist of 12 apartments, and the seventh floor will have five. Plans indicate that the second floor will feature an outdoor recreation space and the rooftop will have a terrace for the building’s residents.
