Puck penthouse asking $35M is in contract

Unlike Puck in “A Midsummer Night’s Dream,” a well-heeled buyer will no longer be a “merry wanderer of the night” after scooping up a $35.1 million penthouse at the likenamed, historic Puck Building.

Penthouse II, which hit the market in September 2014, is now under contract and is expected to close within a month, said Nikki Field of Sotheby’s International Realty, who is leading sales for developer Kushner Cos.

The 5,200-square-foot penthouse, which was asking $6,721 per square foot, is one of six units developed by the Jared Kushner-led firm atop the landmarked building at 295 Lafayette Street.

Field declined to disclose the in-contract price for the penthouse, but recently told The Real Deal that the developer was not lowering prices at the Puck Penthouses, where a $66 million penthouse remains for sale. “Downtown luxury living is still in demand,” she said.

Penthouse II has three bedrooms and five-and-a-half baths along with a home theater, library and private terrace.

Prior to this, Kushner Cos. sold one penthouse in the building, a $28 million unit measuring 6,000 square feet that was purchased in 2014 by JNZ Group.

Two other units are currently for sale, including the top penthouse, which is asking $66 million, or $9,114 per square foot. An $18.5 million penthouse measuring 4,895 square feet is also for sale, and Penthouse IV is available for rent, asking $85,000 a month.

Other than the top penthouse, the units contain original details, including exposed brick cast-iron columns.
